Now that you have your amazing new windows and balconies it is important to care for them correctly to avoid damage that could void the warranty or put you in breach of our bylaws. Here are some rules to follow;

  • NO fixings are allowed into the new aluminium window and door frames as this would void the warranty e.g.  blinds, curtains, switches, air conditioning hardware.
  • Air conditioning installations MUST use the void behind the sliding door frames to connect the internal A/C unit to the external condenser. Removeable cover angles have been provided to enable this. Air conditioning units must be located as far back from the front of the balcony as possible and sit on the tiles (not raised up). Drilling through ANY structure or wall for A/C installation is strictly prohibited.
  • All air conditioning condenser units on balconies MUST be fitted with an integrated drip tray
  • Any flyscreens not fitted as part of the remedial works must be identical to the new flyscreens (size, frame and mesh colour).
  • All pot plants on balconies MUST be contained in a pot with an integrated drip tray
  • Drilling into the balcony tiling will void the waterproofing membrane and is prohibited
  • Restrictors on double hung windows MUST be retained at the dimension installed to meet building code requirements
  • Kitchen exhaust fans must be fitted into the panel at the top corner of the kitchen window. NO penetrations are permissible through the glass panels in the façade
  • Any bathroom mechanical exhaust system must use the exhaust vent integrated into the new façade.

Also some reminders:-

  • Unit entry doors are fire rated doors and common property. Altering them for any purpose such as changing, replacing or adding hardware or signage is NOT permitted without Owners Corporation approval
  • Pot plants and table settings on open balconies should be viewed as potential climbing surfaces and therefore safety hazards
  • The new windows and doors have a special coating on the internal face to deliver thermal performance. They need to be cleaned with care so as not to damage that surface. The contractor will shortly be providing instructions detailing appropriate cleaning products and equipment for the windows and for the balcony tiles.

Owners please note that it’s your responsibility under existing and proposed by-laws as well as building code legislation to follow the obligations above. In turn owners must communicate the relevant obligations to their managing agents and all current and future tenants.

From Monday 1 December, Preservation Technologies will install sunroom enclosure fire windows in A & B units. It is expected that
the install will take place over three days, followed by internal repairs if required.

Work will occur between 7:00 AM and 4:00 PM on scheduled days. If you can not be home to give access, please expect us to enter through the timber hoarding that is currently in place.

Activities will include but are not limited to;

  • Picking up litter
  • Cleaning up debris from paved areas
  • Raking dry leaves
  • Minor trimming of dead wood and vegetation
  • Sweep garage roofs
  • Clean forgotten gutters
  • Mark new garbage bins with paint “74”

Please bring your own gloves and any gardening equipment that you might have. There will be some refreshments

Unit D works commence in approximately 2.5 weeks.

Preservation Technologies have sent out a notice to 1E, 3E, 4E, 5E, 7E 8E in preparation for erection of scaffolding. Would the affected units please remove all personal belongings from their balconies by the 12th of October.

If you have an air conditioner and the condenser is on the balcony, please organise with the A/C technician to remove it for the duration of the works. Andrew Pham 0466 463 788 and a reminder that balcony doors will be restricted for the duration of the works.

Residents with apartments in Stage 2 and Residents with garages affected as part of Stage 2 will receive notifications this week from Preservation Technologies. Strata Partners will also send residents an application to apply for a street parking permit along with an official letter you can take to North Sydney Council.

We appreciate this will cause some inconvenience and thank you for your cooperation. It is exciting to see the progress being made.

 

Voting for the open balcony tiles is underway. Deadline for voting preferences is 5pm, 17th September. Tiles are available to view in the foyer, 74 Shirley Road.

 If you are an owner contact Strata Partners if you have not received your voting form. Note that one tile option will be selected for ALL open balcony units based on voter preferences.

All tiles meet the slip resistance requirements of the Australian Standard for external areas. You can view the tile specification sheets and product descriptions HERE.

 

 

 

The new window installation has commenced, they look amazing and most importantly they don’t rattle – Watch the rattle test. Stage 1 owners are now being notified three days prior to access being requested starting at the top. 8A, 7A and 6A have all received their notices. If you are in stage 1 keep an eye out for your notification. Remember to clear all belongings away from the windows.
